When you get your Jersey City condo ready for sale, think about the type of buyer you want to target. Then, stage your unit to attract people in that group.

There are three basic buying groups. From youngest to oldest, they are millennials, young families, and seniors. Of course, it isn’t quite that simple. There are lots of sub-groups, and people who can’t actually be categorized in any of them. For the sake of simplicity, though, we’ll just look at these three.

When you think about millennials, you picture sophistication. They want sleek, clean lines in their furnishings. That means taking a close look at the way your condo is outfitted. Your over-stuffed sofa and wing-back chair may have to be stored, and replaced with something that has sharper lines and colors. Shag carpeting and old-fashioned accessories may have to go also.  Perhaps you can install some hardwood flooring in the new gray shades, which experts are calling “the new neutral.”

You’ve heard the expression about the top three items being “location, location, and location.” Well, when you put your condo out there to attract millennials, that may go double. Even if you don’t engage in lots of activities in the area, do some research. Make lists of popular restaurants close to you. Nightclubs, gyms, hair and nail care places, and places to shop should go on the list, too. Don’t forget the best places to get a good latte!

If you want to attract buyers in the young family genre, it is presumed that, of course, the complex that houses your condo allows for children and all the accompanying paraphernalia. People with children want lots of room. They want open spaces where they can keep track of their young charges, as well as bedroom space for them. A place for an office, and possibly a play room are great advantages here. If the amenities of the complex include a nice play area, that’s a plus, too. People with children tend to cook more often than others, also, so a well-equipped kitchen is a must.

Be sure to investigate and list the correct schools that are available. Local playgrounds, family-friendly restaurants, and places to shop are good things to list. Also, list a local YMCA or other place where the children can engage in crafts, swimming, and other youth-oriented activities.

Seniors, retirees, and empty nesters are often looking for a place where they can downsize their lifestyle. They want places with access that do not involve stairs. Remove falling hazards inside the home. Many of the people in this age-group want to remain active, get involved in community functions, and develop a social circle of their peers. If your complex has a room available that can be used for groups like book clubs and such, that’s a plus. List local cultural attractions, book stores, and possibly medical facilities.
